The sellers owned a condo in the Braeburn in Capitol Hill that had been a rental for years while they moved across the country. When it came time to re-rent the condo, they decided it would be better to sell if the price they would get was right. They called us up for a price opinion and we started there.
For pricing we often provide a price for the condo as is and then for the condo if certain updates and refreshes are completed. In this case, new carpeting, painting, a few little handyman items and full professional staging were all that were needed to justify a higher price. They agreed to spiff the place up and we took care of gathering the bids, coordinating the work and worked on the marketing while all of the prep was happening. Once the updates were done, we were ready to launch! And once we hit the market, a frenzy of showings took place. On our offer review date, we sorted through and negotiated with 9 different offers. In the end we were able to secure a deal for $95,000 over list price. To top it all off, we were able to get it closed 9 days after mutual acceptance. And good thing, as soon after these folks got new jobs in sunny California and were able to buy a house down there with the help of their proceeds!
