While previewing condos in Capitol Hill for a buyer client, Marco ran into this soon-to-be client in the lobby. He asked if Marco would be interested in looking at his condo and giving an opinion on value and what things might need to be done to get the condo sold in this market. The challenge: the building was right in the middle of litigation with its developer, making sales a very technical process. Marco took a look at the condo, gave some insight and was hired on the spot!
First step, determine price. There was a number these sellers had to hit in order to be able and willing to sell. After combing through the comparable properties on the market and those that had recently sold we provided them with a price point that they were very pleased about and we moved forward with getting the condo prepared for the market. We helped coordinate the painting, cleaning and detailing of the condo for the sellers as well as recommended staging to have the condo look it’s very best and shine over the competition. We then handled getting our professional photos and video completed and the condo hit the market. Looking this good and priced right, it was no surprise that this condo received multiple offers within 4 days and closed for over asking price 2 weeks later.
