But the market just hasn’t been right to make that leap. After receiving our periodic market updates, once things started to pick up, he said it was finally time to sell.

With the renter moving out, the timing was right to get this one bedroom plus den condo on the market to sell. Having held onto the condo as a rental for many years and wanting to maximize profitability but minimize upfront investment of money and time in the process, this seller opted not to stage and to simply instead, list the condo at a lower price than what we would have listed it at had the preparation been different. This is always an option for the seller and really depends on motivation and pricing expectation. We prepared a detailed marketing campaign and price analysis and got ready to launch this listing as quickly as we could. When our offer review date rolled around, we negotiated with the top bidding buyers and landed on an offer at 105% of the list price. From there we coordinated the sale long distance and walked these sellers through to closing.
