Relocating Necessitated Seattle Condo Sale

VineWhile meeting with a potential seller in the Vine condominiums, Marco delivered his listing presentation and secured these sellers as clients. Once they decided to move forward with our team to list their condo they let us know that their son also had a condo in the building to sell. So we took on that condo to sell as well!

This seller had relocated to California and was ready to sell his 1 bedroom in The Vine in Belltown. We took a look at the space and coordinated our stager and painter to provide bids to help prepare this home for the market. We did a detailed pricing matrix to pin point market price. In the meantime, by leveraging our Windermere connections and agent relationships, word traveled fast and before we were ready to go on the market, Marco heard that one of our colleagues from the Eastside had clients looking for a 1 bedroom in the Vine and had missed out on previous multiple offer situations.  Marco followed up to see if our client’s condo might be a fit.  After thoroughly explaining the pros and cons of taking an offer prior to hitting the market, our seller decided it was the best course of action for him. We moved forward by providing our market price to the Buyer’s Agent but then negotiated with them to write an offer at higher than our market price. How? By explaining to them that offering above our list price was the incentive our seller needed in order to not list the property on the open market, which is currently experiencing low inventory and sometimes competing buyers.  This way the buyers didn’t have to compete with potential multiple offers and the seller received a quick sale without the expense of staging, painting, and carrying costs. It was a win win. And the sale closed quickly and smoothly in 30 days.
