Sarah was not only a friend but a former employee of ours, whom many of the happy clients featured here had the pleasure to work with! When she decided she wanted to purchase a home with her new husband she gave us a shout, and we were there in a jiffy!
Having already purchased several places in the past, Sarah was a pro, but her husband was fairly new to the real estate world. So we had a thorough sit down meeting to go over the types of homes for sale, resale vs. short sale vs. REO. It is very important to understand the difference between these types of purchases as they all have their own nuances, risks, and benefits. Going into a purchase, the more you know the better decision you can make. We decided that looking at all 3 types would work for them.
Wanting a house that they could grow into in terms of expanding their family someday, we focused on homes with more than 3 bedrooms and at least 2 bathrooms. Open layout was important as was location and schools. When one particular house hit the market everyone knew right away it was the one. And we set out to make it happen. A complicated Seller situation made this deal unique in many ways but it was nothing we couldn’t handle! Pre-inspection revealed a bad roof but we were able to structure the contract in a way that the roof would be repaired prior to closing out of the Seller’s funds. Everything fell into place and this deal closed smoothly in a month’s time with new roof and all!
