We met up for a consultation, which allows us to walk potential clients through current market conditions and general timeline, dig into their needs and wants when it comes to their purchase, chat through the lending process and have a question and answer session. This fast-paced market is not for the faint of heart, but after the consult these buyers were ready to jump in head first. We started by looking at properties in all their desired neighborhoods in their price range to help them get a feel for the market. We went over a sample offer so when they found a house they loved they would be ready to pull the trigger. We encouraged them to get a fully underwritten pre-approval so their lending would be as strong as possible in this competitive market. After two offers that weren’t accepted we found a house that hadn’t sold after 2 weeks on the market and were able to not only write an offer with all buyer protective contingencies in place, but we also were able to negotiate the price down and get inspection items repaired!
