Referred by clients of ours whose home we had just sold, these first-time buyers were excited to get out, get looking and buy their first home.
Since this will be these buyers first home, we were focused on condos or townhomes. Currently living in First Hill, they were looking to stay in that general area and close to Downtown and access to I-90 for work. Just after our first meeting, they found a new construction townhome in Beacon Hill that they fell in love with. So, within a week of first chatting, these buyers were in contract! New construction is very different than a resale purchase as there are many more steps that take place between purchase and closing. Final permits, recorded plats, and builder walkthrough and orientations, just to name a few. Often we see many closing date extensions with new construction as there are so many parties involved including the builder, contractors, sub-contractors and city inspectors. That was the case with this purchase, however, with a deadline to be out of their rental we were able to negotiate a pre-closing rental free to our buyers along with the builder paying all lender fees for the rate lock extensions until the builder received the go-ahead to close. Our clients were happily moved in through the escrow process and when closing took place.
