After listing a wonderful studio condo in the Ballard Condominiums, we received an email from an interested buyer. Unfortunately, by the time he sent his email out, our listing was already under contract. He had also just lost in a multiple offer situation with a different agent on another studio condo in the neighboring Ballard Place Condominiums and was frustrated by the agent’s advice. So he was ready to find the right agent to get him in the next studio to pop on the market in one of those two buildings. We were the right fit for the job.
Two months passed before the perfect spot showed up for sale in Ballard Condominiums, a studio space with a built-in Murphy bed and a fireplace. We sent it out to this buyer the moment it hit and he was out to see it within hours. Having already missed out on two other studios due to multiple offers, we knew we had to be aggressive to snag this one. We contacted the agent and asked if we sent in an offer in advance of the offer review date above list price and all cash, would her sellers consider it. She was hesitant but said she would definitely present it to her sellers. So we sent in a strong compelling offer that the sellers couldn’t resist and we tied this condo up for our buyer within 3 days of it being offered for sale. Sometimes it just takes the right agent to get the job done 🙂
